The property consisted of several duplexes, brick construction and in above average condition. Upon visual inspection the property only showed a few areas that would suggest that there might be a problem. We conducted a full risk assessment. Upon completing our review and assessment, it was found to have several serious lead based paint problems. All windows and doors registered high in lead levels. The screened in porch had a painted floor surface and was peeling, it was also found to be high in lead content. These are just a few items that required immediate attention. The price tag to bring this building into compliance as a lead safe property will cost the owners over $14,000.00 per side. Yet, the property looks great. The owner of this property has three other buildings just like this on the same land parcel and built at the same time. Figure it this way, four buildings, eight unit’s total, times $14,000.00 each. The grand total to comply with state standards $112,000.00 plus. Keep in mind that once a problem surfaces, all work must be done in compliance with State and Federal law. In most cases, you as property owner, will be required to be trained and licensed to do the work or hire a contractor who is.
