PRE-INSPECTION OF UNITS
If you are new to lead inspections, it might be a good idea to have a pre-inspection of your units to see if they are ready for inspection. With such an inspection, we can give you tips on things to do that will help in getting your units ready. The fees vary depending on number of units and their location. In most cases the cost is about $25.00 per unit.
INTERIOR AND EXTERIOR VISUAL INSPECTION FEES
Today it is required that you comply with either "FULL RISK REDUCTION" or "MODIFIED RISK REDUCTION" standards in the State of Maryland. This testing requires a visual inspection of the inside and the outside of the property. Testing also includes "Dust Wipe" testing of floors, window wells and sills as noted below. The current fee for this starts at $75.00 per unit and up, plus the cost of the Dust Wipe Samples at the normal fee of $15.00 each. Upon completion of testing, we will send you the Inspection Certificate directly. In addition, we will forward the appropriate copies to MDE. This base testing fee may vary with the number of rooms per unit and location of the property. PLEASE CALL FOR QUOTE!
Dust Wipe Testing

Note: Regular testing requires two samples per room with windows, if new replacement windows exist then only one dust wipe sample is required. Rooms that have no windows require one dust wipe.
Please allow 30 - 45 minutes per unit for inspection.
XRF Testing Used To Get Lead Free Certificates (call us for more details on this service)
Cost Per Two Bedroom Unit . $375.00
Cost Per Three Bedroom Unit . $450.00
Cost Per Four Bedroom Unit .. $525.00
Each Additional Bedroom .. $ 75.00
Please Schedule and allow 90-180 minutes for each unit inspection, depending on size of units.
Paint Chip & Soil Analysis
NLLAP Accredited Laboratory Analysis of client provided soil or paint chips $15.00 each
Collection of Soil & Chip Samples at site to be billed at $25.00 per hour if not done at time of regular inspection plus lab fees as stated above.
XRF Testing of Paint Chips, Soil Samples, Air Filter Samples & Dust Wipes
Testing for the above items by XRF can be done on or off site. If done off site at our office the fee per test shall be $20.00 each. These results shall be done within 2 hours after samples are received.
Testing done on site shall be invoiced at $20.00 per sample and a hourly rate of $50.00 per hour and travel time to site.
SPECIAL NOTE: XRF TESTING IS INTENDED TO GIVE QUICK RESULTS AND SAVES TIME WHEN IMMEADIATE ACTION IS NEEDED. HOWEVER, ADDITIONAL SAMPLES ARE ALWAYS SENT TO AN APPROVED LAB FOR CONFRIMATION OF RESULTS AS REQUIRED BY MDE. SUCH ADDITIONAL LAB WORK WILL BE INVOICED AT THE ABOVE RATES.
RISK ASSESSMENTS
Risk Assessments vary between commercial and residential properties. The base fee to the actual field testing will be priced in advance and presented in proposal form for client review and approval. These proposals shall include all associated cost to produce a complete Risk Assessment on a specific property.
Additional work and services such as following;
Prep Time, Travel Time, Notification, XRF & Visual Assessment, Video & Digital Shots, Dust & Soil Collection, Lab Paperwork, XRF Downloading & Editing, File Management, Maintenance and Rehab Consultation usually is priced by the hour at the rate below.

Lab Analysis of Soil Samples, Dust Wipes, Paint Chips to be invoiced at regular prices as noted on preceding page.
Mileage will be charged on a per trip basis at .30 per mile
SUPERVISION OF RE-HAB, GENERAL REPAINTING AND MAINTENANCE,
Acting as a supervisory consultant and doing on site visits and follow up for the above shall be invoiced at the rate of $50.00 hour, plus travel time.
HOME INSPECTION SERVICE
Home Inspections start at $400.00 and additional report copies are $20.00 Each

Not all jobs are the same and in some cases the actual fees may differ from those listed. Please call our office so that we may discuss your needs and allow us the opportunity to give you a quote. Also keep in mind that we offer volume discounts with clients in the professional market and those who have multiple properties and units.
All inspections are done and our clients are invoiced at the time they receive their certificates and required documents. Risk Assessments and certain types of specialty testing may require a deposit. Please call for details.
